Free Property Valuation in Monaco
Thinking of selling, or simply want to know what your apartment in Monaco is worth today? HOMES values your property free of charge, usually within 2 days, based on recent sales in your building and district, the current market and the features that make your property unique.
How we value your Monaco property
A Monaco valuation cannot be reduced to an online calculator. Two apartments in the same building can be worth very different amounts. Our method combines market data and an on-site visit:
- Comparable sales: we analyse previous sales and similar properties on the Monaco market, in your residence and your district.
- The current market: we set these references against today’s demand and the properties currently for sale.
- The features of your property: interior condition, a parking space or cellar, floor, view, exposure and the standing of the building.
Our commitment: a fair valuation. We will never inflate the price of your property just to win your attention.

What to prepare for your valuation
To give you a precise figure quickly, it helps to have to hand:
- the surface area of the apartment and of any terrace or balcony;
- the floor, the view and the exposure;
- any parking space or cellar sold with the apartment;
- recent renovation work and the general condition;
- the amount of the building’s service charges.
If you do not have all this information, no problem: we will complete it together during the visit.
Selling in Monaco: what you need to know
- No capital gains tax in Monaco: the Principality does not tax the gain made on the sale of a property, and the notary’s costs are paid by the buyer. Your tax situation in another country may differ.
- A Monaco notary handles the sale: once you accept an offer, we forward your file to the notary’s office, which prepares the deed and organises the signing with the buyer.
- One contact person: in Monaco, professional agencies share commissions rather than competing. We accompany every viewing to present your property at its best.

Frequently asked questions
Is the valuation of my property free?
Yes. The valuation of your Monaco property by HOMES is completely free and does not commit you to anything.
How long does a valuation take?
We usually need 2 days to complete the valuation of your property after receiving its details.
Can I estimate the value of my apartment online?
You can get an order of magnitude by multiplying the surface area by the average price of your district: a 100 m² apartment in Monte-Carlo comes to around €5.4 million at the 2025 average. A precise valuation, however, requires taking into account the building, the floor, the view and the condition.
Is your valuation an official appraisal?
Our valuation is a market valuation, designed to set the right selling price. For a succession, a divorce or a tax filing, a valuation by an independent expert may be required.
Do I pay tax when I sell my property in Monaco?
No capital gains tax is due in Monaco on the sale of a property, and the buyer pays the notary’s costs. If you are tax resident in another country, check the rules that apply there.
