In Monaco, the average price per square metre reached €57,569 in 2025 according to the Observatoire de l’Immobilier published by IMSEE. This level places the Principality among the most expensive markets in the world. Behind this average lie sharp differences from one district to the next, from the seafront Larvotto to the more residential areas on the heights. Here is a detailed look at Monaco property prices, district by district.
The average price per square metre in Monaco in 2025
According to the latest IMSEE data, the average resale price stands at €57,569 per square metre in 2025. The market remains at a historically high level, following a sharp rise of 14.8% in 2024. The year-on-year decline is limited to 1.4%.
Volume, for its part, is climbing. The Principality recorded 493 resale transactions in 2025, 5.8% more than in 2024. Land scarcity and constant international demand support values over the long term.
Price per square metre by district in Monaco
The gaps between areas remain pronounced. The table below sets out the average prices per square metre for the Principality’s landmark districts, according to the Observatoire de l’Immobilier 2025.
| District | Average price per m² (2025) |
|---|---|
| Larvotto | €71,241 |
| Monte-Carlo | €71,167 |
| Jardin Exotique | €45,168 |
| Moneghetti | €43,797 |
| Principality average | €57,569 |
Larvotto, the most expensive district in Monaco
Larvotto retains first place at €71,241 per square metre. This area borders the Principality’s only beach and is home to a concentration of very high-end residences. The Mareterra extension, reclaimed from the sea, has brought vast premium apartments onto the market. These exceptional properties push values upward. Larvotto attracts buyers who are looking for sea views, space and immediate proximity to the waterfront.
Monte-Carlo and the Carré d’Or
Monte-Carlo crosses the €70,000 per square metre threshold for the first time, at €71,167, up 2.2% year on year. The district brings together the Casino, luxury boutiques and the most sought-after addresses in the Principality. At the heart of the Carré d’Or, the most prestigious residences far exceed this average. An apartment in a landmark tower can trade well above €90,000 per square metre.
The more accessible districts
The areas on the heights offer more moderate prices. Jardin Exotique sits at around €45,168 per square metre, and Moneghetti at around €43,797. These districts appeal to families and residents who value peace and quiet, with well-located apartments just a few minutes from the centre. They represent an attractive entry point into the Monaco market.
New-build or older property: a gap of more than €23,000
The year of construction weighs heavily on value. A recent building, constructed between 2020 and 2029, sells on average for €65,602 per square metre in 2025. A building predating 1940 trades at around €42,142. The gap exceeds €23,000 per square metre. New builds offer contemporary fittings, recent energy standards and the premium services that international buyers are looking for.
What explains property prices in Monaco
Several factors sustain this level of prices. The territory measures just over two square kilometres, which durably limits supply. The tax regime attracts wealth-focused buyers, with no income tax for residents and no property tax. Security, stability and the art of living complete the picture. Every property sold becomes a rare asset in a closed market.
Buying at the right price with HOMES
Reading an average price is not enough to value a property. The floor, the view, the aspect, the condition and the residence all cause values to vary within the same district.
