Where is Larvotto?
Larvotto runs along Avenue Princesse Grace, on the eastern seafront of the Principality. The Larvotto peninsula itself was one of Monaco’s first land reclamation projects, carried out in the 1960s. Since December 2024 the district has been extended by Mareterra, the new seafront quarter built between the Grimaldi Forum and the Formula 1 tunnel.
Living in Larvotto: beach, culture and green spaces
Life in Larvotto revolves around its beach, which is mainly public and open all year round. Its redesigned complex, by architect Renzo Piano, was inaugurated in July 2021. Offshore, the Larvotto marine protected area covers 33.6 hectares and protects a Posidonia seagrass meadow.
The district also hosts the Grimaldi Forum, the Principality’s convention and exhibition centre, whose extension opened in January 2025, as well as the Villa Sauber (Nouveau Musée National de Monaco) and the Japanese Garden. Seven public car parks offer 2,668 spaces in total, including the Grimaldi Forum, Larvotto and Des Sources car parks.
Mareterra: the new extension of Larvotto
Mareterra is a 6-hectare extension built on the sea. Work began in autumn 2017 and the district was inaugurated by Prince Albert II on 4 December 2024. It is the Principality’s first eco-district, with HQE Aménagement certification. Its public spaces include the Promenade Prince Jacques along the sea, green spaces and the Quai du Petit Portier with a small marina. In our property search, Mareterra listings appear under the “Anse du Portier” area.
New-build residences on Mareterra and in Larvotto attract a demanding international clientele. For a detailed look at one of the district’s developments, read our article on Bay House Monaco, and our overview of new prestige developments in Monaco.
Buying property in Larvotto
Supply is limited: with fewer than 1,400 homes, Larvotto has one of the smallest housing stocks in Monaco, and almost no State-owned housing. Buyers here usually look for an apartment with a sea view and a terrace, in a residence with services such as a concierge, security and parking. These criteria weigh heavily on the price.
The IMSEE figure of €71,167 per m² is an average for the whole district, sales and resales combined, excluding agency, notary and registration fees. It does not give the value of a specific apartment: floor, view, condition and building can move the price well above or below that average. Before making an offer, compare with recent sales in the same building. Our free property valuation uses exactly this method.
