La Condamine, Monaco: Property Guide for Buyers

3 min read · By Sandro Piras

La Condamine is the district around Port Hercule, between the Rock of Monaco and Monte-Carlo. With its market on the Place d’Armes, its shopping streets and its harbour, it is the most “village-like” part of the Principality, lively all year round. In 2025 its estimated price was €52,104 per square metre, according to IMSEE, the Principality’s statistics institute, a stable level after a strong 2024. Here is what to know before buying in La Condamine.

La Condamine in figures

  • Price per m² in 2025: €52,104, down 0.7% on 2024 and up 19.7% since 2016 (IMSEE).

Living in La Condamine

Life in La Condamine revolves around two places. The first is the Condamine market, on the Place d’Armes: traders are open every day from 7 am to 3.30 pm, and the food stalls stay open in the evening from Tuesday to Saturday. Note that the inside of the market hall has been closed for works since 15 January 2026, for about 13 months; in the meantime, the traders have moved onto the Place d’Armes.

The second is Port Hercule, Monaco’s main harbour, with 700 berths. Its quays host the Jumping International de Monte-Carlo and the Monaco Yacht Show, and the Stade Nautique Rainier III, the open-air pool, sits on the waterfront. The district is also home to the Sainte-Dévote church and to the Prince of Monaco’s car collection, which opened on the harbour in July 2022.

For residents, seven public car parks offer 3,060 spaces, including La Colle, Condamine and Quai Antoine Ier car parks (IMSEE, 2025).

Buying property in La Condamine

La Condamine suits buyers who want a lively, walkable neighbourhood with shops and restaurants at the foot of their building. Apartments with a view of Port Hercule are the most sought-after, especially for the Grand Prix, when the circuit runs along the harbour. Check our calendar of events in Monaco in 2027 to see what happens near the port during the year.

The IMSEE average of €52,104 per m² covers sales and resales, excluding agency, notary and registration fees. It fell slightly in 2025 after a 6.5% rise in 2024, so recent comparable sales matter even more than usual when you negotiate. Our free property valuation is based on those sales.
