Monte-Carlo, Monaco: Property Guide for Buyers

3 min read · By Sandro Piras

Monte-Carlo is the largest district in Monaco and the busiest property market. In 2025 it accounted for 164 resales, 38.2% of all resales in the Principality, and its estimated price reached €54,009 per square metre, according to IMSEE, the Principality’s statistics institute. Around the Casino, the Opéra and the boulevard des Moulins, it offers the widest choice of apartments in Monaco, from studios in older buildings to penthouses in new residences. Here is what to know before buying in Monte-Carlo.

Monte-Carlo in figures

  • Price per m² in 2025: €54,009, up 4.8% on 2024 and 24.6% since 2016 (IMSEE).
  • Recent buildings (2020 to 2029): €60,526 per m² (IMSEE estimate).
  • Resales in 2025: 164, the highest number of any district.
  • Residents: 8,318 in 2025, 21.4% of the population, the most populated district (IMSEE census, estimate).
  • Homes: 5,365, of which 172 belong to the State (2.9%).
  • Area: 43.7 hectares, the largest district.

Where is Monte-Carlo?

The heart of Monte-Carlo is the Place du Casino, a paved esplanade facing the Casino, the Café de Paris and the Hôtel de Paris, redesigned and inaugurated in June 2020. The district stretches to the Boulingrins and Petite Afrique gardens and along the boulevard des Moulins, from the Park Palace to the Place des Moulins.

The part of Monte-Carlo around the Casino is commonly called the Carré d’Or. It is not an official district, and its limits vary from one source to another. We cover it in a separate Carré d’Or property guide.

Living in Monte-Carlo

Monte-Carlo concentrates much of Monaco’s cultural and commercial life: the Opéra de Monte-Carlo, designed in 1878 by Charles Garnier, the Saint-Charles church, consecrated in 1883, and the Métropole Shopping centre on the avenue des Spélugues, with around 80 shops. One Monte-Carlo and the Promenade Princesse Charlène, inaugurated in February 2019, extend the luxury shopping streets towards the Casino gardens.

For everyday life, nine public car parks offer 2,915 spaces, including the Casino, Saint-Charles, Roqueville and Moulins car parks.

Buying property in Monte-Carlo

With more than 5,300 homes, Monte-Carlo has the largest housing stock in Monaco, and the age of the building weighs on the price. IMSEE estimates €60,526 per m² for buildings completed from 2020 onwards in Monte-Carlo, against €54,009 for the district average. Across Monaco, the gap is wider still: €42,142 per m² for buildings completed before 1940, €65,602 for those completed from 2020.

Because the district is large, the average says little about a given address. A flat on the boulevard des Moulins, an apartment facing the Casino and a penthouse in a recent residence are three different markets. The figures exclude agency, notary and registration fees. To find out what an apartment is really worth, compare with recent sales in the same building, or ask for our free property valuation.
