Jardin Exotique, Monaco: Property Guide for Buyers

3 min read · By Sandro Piras

Jardin Exotique is one of the most accessible ways into the Monaco property market, second only to Les Moneghetti. In 2025 its estimated price was €45,168 per square metre, about 22% below the Monaco average, according to IMSEE, the Principality’s statistics institute. Over ten years, though, it is the district where prices have risen the most: up 37.6% since 2016. On the heights to the west of the Principality, it offers a more residential atmosphere and some of the largest public car parks in Monaco. Here is what to know before buying in Jardin Exotique.

Jardin Exotique in figures

  • Price per m² in 2025: €45,168, down 3.7% on 2024 and up 37.6% since 2016, the strongest ten-year rise of any district (IMSEE).
  • Recent buildings (2020 to 2029): €47,800 per m² (IMSEE estimate).
  • Resales in 2025: 41.
  • Residents: 4,997 in 2025, 12.9% of the population (IMSEE census, estimate).
  • Homes: 2,852, of which 937 belong to the State, the largest number of State-owned homes in Monaco.
  • Area: 23.5 hectares.

Living in Jardin Exotique

The district takes its name from the Jardin Exotique de Monaco, a garden of succulent plants created under Prince Albert I and inaugurated in 1933. Below the garden lies the Grotte de l’Observatoire, and next to it the Museum of Prehistoric Anthropology, founded in 1902 by Prince Albert I. Visit Monaco describes the district as the north-western gateway to the Principality.

Daily life here is mainly residential. Public car parks offer 4,082 spaces, including the Salines car park, the largest in the district with 1,788 spaces (IMSEE, 2025), which makes it easier to live in Jardin Exotique with a car than in many other parts of Monaco.

Buying property in Jardin Exotique

Jardin Exotique attracts buyers looking for more space or a sea view for their budget, and investors who follow long-term price trends. The 2025 dip of 3.7% came after a 14.9% jump in 2024, so it should be read over several years rather than one.

As in Fontvieille, a large share of the district’s homes belong to the State: 937 out of 2,852. That leaves fewer than 2,000 private homes for buyers. The IMSEE figures cover sales and resales, excluding agency, notary and registration fees. Les Moneghetti: the most affordable district

Les Moneghetti has the lowest estimated price in Monaco: €43,797 per square metre in 2025, up 3.3% on 2024 (IMSEE). Recent buildings there are estimated at €50,198 per m². The district covers 11.5 hectares and, together with the Ravin Sainte-Dévote, has 4,498 residents. If your budget is your first criterion, compare both districts.

Les Moneghetti, at €43,797 per m² in 2025, followed by Jardin Exotique at €45,168 per m² (IMSEE).

Why are prices lower in Jardin Exotique?

IMSEE does not explain the gap between districts. In our experience, buyers pay a premium for proximity to the sea front, the beaches and Monte-Carlo, which favours districts such as Larvotto.
