Carré d’Or, Monaco: Property Guide for Buyers

4 min read · By Sandro Piras

The Carré d’Or is the most famous address in Monaco, yet it does not appear on any official map. The name, “golden square”, refers to the area around the Place du Casino, inside the Monte-Carlo district. For buyers, it means luxury shopping streets, the Casino gardens and some of the most sought-after residences in the Principality. This guide explains where the Carré d’Or is, how its prices compare with the rest of Monaco and what to check before buying there.

Where is the Carré d’Or in Monaco?

Monaco is officially divided into districts defined by a sovereign ordinance of 13 September 2013, and the Carré d’Or is not one of them. It is part of the Monte-Carlo district. There is no official boundary: estate agents usually place it between the Place du Casino, the avenue de Monte-Carlo, the avenue des Beaux-Arts, the allée des Boulingrins and the boulevard des Moulins, but their definitions differ. In practice, when a listing says “Carré d’Or”, ask for the exact address.

At its centre is the Place du Casino, facing the Casino de Monte-Carlo, the Café de Paris and the Hôtel de Paris. Since 2019, One Monte-Carlo and the Promenade Princesse Charlène have extended the luxury shopping area towards the Casino gardens.

Carré d’Or property prices

IMSEE, the Principality’s statistics institute, does not publish a price for the Carré d’Or, only for official districts. The closest benchmark is Monte-Carlo:

  • Monte-Carlo, 2025: €54,009 per m², up 4.8% on 2024.
  • Monte-Carlo, buildings completed from 2020: €60,526 per m².
  • Monaco average: €57,569 per m².
  • Larvotto, the most expensive district: €71,167 per m².

These are averages for a whole district, sales and resales combined, excluding agency, notary and registration fees. In a small area like the Carré d’Or, the building, the floor, the view of the Casino or the sea and the condition of the apartment explain most of the price. Any estimate must rely on recent sales in the same residence. Our free property valuation is based on that method.

Living in the Carré d’Or

The Carré d’Or brings together the symbols of Monte-Carlo within a few minutes’ walk: the Casino, the Opéra designed by Charles Garnier in 1878, the Boulingrins gardens and the shops of One Monte-Carlo and the avenue des Beaux-Arts. Public car parks nearby include the Casino car park (946 spaces) and the Saint-Charles car park (437 spaces), according to IMSEE.

The flip side is that the area is busy, especially during major events such as the Grand Prix. If you need calm, compare with quieter districts like Fontvieille or Jardin Exotique. Our calendar of events in Monaco in 2027 gives the dates to plan around.

Buying an apartment in the Carré d’Or

Supply in the Carré d’Or is scarce and part of it never reaches the open market. Before you visit, define three things: your budget including fees, the minimum surface you need and the criteria you will not compromise on (terrace, parking, view, services). This lets us move quickly when an apartment becomes available. Our guide to buying in Monaco explains the steps, and our article on the role of the notary covers the legal side.
