Mareterra Monaco: Prices, Residences and Apartments for Sale

Mareterra, Monaco’s new neighbourhood reclaimed from the sea, sits at the very top of the Principality’s price scale: according to the Financial Times, prices reached “up to €120,000 per square metre” in some cases. No official statistic publishes a Mareterra-specific price, so that figure is a press indication, not an average. This guide gathers what is actually established about the district before you consider buying property in Monaco: prices, residences, daily life and how to access listings.
Mareterra at a glance
- Size: 6 hectares won from the sea, about 3% more territory for the Principality.
- Inauguration: 4 December 2024, by Prince Albert II.
- Location: on the seafront, from the Grimaldi Forum to the Formula 1 Grand Prix tunnel, extending the Larvotto shoreline.
- Status: Monaco’s first eco-district, with HQE Aménagement certification.
- Project company: SAM L’Anse du Portier, in charge of design, development, financing and marketing.
How much does property cost in Mareterra?
Mareterra prices are rarely published. The only figure we could cross-check is the Financial Times one, relayed by Monaco Tribune on 27 November 2024: prices of “up to €120,000 per m²” in some cases. That ceiling relates to specific sales, not to the whole district.
For scale, IMSEE, Monaco’s statistics institute, puts the average price at €57,569 per square metre for the whole Principality in 2025, and €71,167 in Larvotto, the most expensive district. These averages mix sales and resales and exclude agency, notary and registration fees. They do not tell you what a given apartment costs: surface, floor, view and finishes weigh as much as the district. The residences of Mareterra
The official Mareterra website presents four types of homes:
- Le Renzo: a building designed by Renzo Piano Building Workshop, combining ground-floor residences, duplexes and triplexes, plus a quadruplex penthouse. It houses a seawater pool, the Princess Charlene pool.
- Les Jardins d’Eau: residences surrounded by Mediterranean vegetation, opening onto the sea. Listed services include spas, gyms, wine cellars, meeting rooms, hair salons, massage rooms and pools.
- Les Villas: a limited number of villas, each unique in its architecture.
- Les Townhouses: large townhouses, each with an inner patio.
The exact number of homes varies by source. The Financial Times counts 110 apartments, four houses and ten villas; Batiweb, in an article of 14 February 2025, mentions 120 apartments and ten villas. The official site gives no total, so we do not state one.
Living in Mareterra: promenade, marina and shops
A promenade runs along the shoreline from the new port to the Grimaldi Forum and also leads towards Larvotto beach. The Prince Jacques promenade is presented as a place to unwind open to everyone. Place Princesse Gabriella, with its reflecting pools and Alexander Calder’s sculpture “Quatre lances”, is one of the main entrances to the district. Le Petit Portier is a small 15-berth marina surrounded by an esplanade of shops and restaurants. An underground car park completes the picture. For wider daily life (beach, culture, schools), see our Larvotto guide.
